This is a first-tier property (one house back from beachfront), with a nice view of the Gulf of Mexico. This home is very well decorated and has an extensive library of DVDs games and books.  WiFi and cable TV are provided.  There is plenty of seating in this house.
 
Each bedroom has a king beds and upgraded mattresses for comfortable nights sleep. There is a queen sofa sleeper in the living room. Linens are not provided for this.
 
The deck off master has chaise lounges and there is a picnic table on the screened front porch. Newly renovated home has granite countertops, cherry cabinetry and a very well stocked kitchen with upgraded cookware, an abundance of silverware and dinnerware, as well as serving, storage, and roasting pans.  This property is one-half of a duplex.
 
Rentals periods are usually full weeks from Sunday to Sunday. Shorter stays stays will be considered during the non-summer months.
 
Maximum occupancy is 6 people, this is a strict limitation.  Names and ages of all occupants shall be recorded on the rental agreement.
 
Pets are not allowed.
 
Rental rates are based on two people for one week.  Additional people or additional weeks add $3 per day per person..
 
The cleaning fee is $185  (add $10 for stays over 7 days, $50 for stays over 2 weeks, $100 for stays over 4 weeks)
 
There is a 12% sales and lodging tax on all rents and fees.
 
There is a $200 refundable security deposit which will be refunded within 14 days after check-out, provided there is no damage, or unauthorized people or pets.
 
Cancellation Policy:
 
If cancelled greater than 30 days from check-in, all payments will be refunded less $125 per booked week plus tax. Reservation payments will NOT be refunded on cancellations made less than thirty (30) days in advance of the reservation unless the unit is re-rented for the same rental payment and time period originally reserved. Even if re-rented, $125.00 plus tax will be retained for a service charge. In the event of a mandatory hurricane evacuation, a prorate refund on the base rent will be made to the renter for days not stayed. No other weather related refunds will be made. Trip insurance is strongly advised.
 
COVID-19 Cancellation Policy as of Friday, Mar 24, 2023:
1. If there are government mandated travel or rental restrictions or the beaches are closed due to COVID-19 and it is within 30 days of your stay a full refund or rebooking will be offered.
2. If you cancel 30 days out or longer from your stay, you will be refunded all but $125 per booked week.
3. If there are no travel or rental restrictions within 30 days or sooner from your stay and you cancel, there will be no refunds unless the property can be re-rented.
4. Trip insurance is highly recommended to cover the traveller(s) in case of cancellation due to getting the coronavirus.
